How To Become A Realtor In Ohio
In the U.S., realtors are reputable people being licensed real estate
professionals and members of the National Association of Realtors (NAR). They
also follow a Code of Ethics that calls for honesty and integrity in practicing
their profession. Once certified and licensed, a realtor can then begin enjoying
the benefits of being a member of the local, state and national association.
Each state may have different requirements for people wanting to become a
realtor. The most common requirement, though, is obtaining a real estate
license. The state of Ohio has its own laws regarding this and it’s important
that applicants possess the right qualifications to ensure that they
successfully pass the required licensure test.
To obtain a real estate license in Ohio, several qualifications must be
met.
- The applicant must be at least 18 years old.
- Have a good reputation.
- At least high school graduate with a diploma or its equivalent.
- Do not have any criminal record in the real estate industry within the
past two years.
- Have completed the necessary four courses of pre-licensure education that
includes specified classroom hours such as 40 hours in Principles and
Practices of Real Estate, 40 hours in Real Estate Law, 20 hours in Real
Estate Finance and 20 hours in Real Estate Appraisal. These courses must be
taken at an institution of higher education.
- Must have obtained a sponsorship from a broker or real estate company in
Ohio on or before the filing of test application with the Ohio Division of
Real Estate.
- Must pass the real estate sales licensee exam within one year of filing of
application.
- Must complete a 10-hour post-licensure education at an institution of
higher education within one year after the issuance of license.
Buyers and sellers of real estate properties should be aware of these
minimum qualifications so as not to be deceived when selecting an agent to
assist them during their transactions. Here are some questions that may help you
when interviewing an agent.
- How long have you been working as a real estate agent? Depending on your
preference, you may opt for one who has several years of experience. But the
newly licensed may also prove valuable and more focused especially if they’re
very competent.
- What is your marketing strategy? Buyers, in particular, will really want
to know how their agent will look for a new home, the number of homes they
will consider, the way they’ll handle multiple offers. Sellers will also
have similar requirements including the marketing strategy.
- Can you provide references? A good agent should be able to provide
references from previous employers. Call them and check the performance of
the agent as well as his or her work attitude.
- What is your edge from the other agents? A dedicated agent will answer
right away with desirable traits such as being honest, trustworthy,
friendly, committed, resourceful, a good communicator and negotiator,
available anytime by phone or email and analytical.
- How much is your fee? This is crucial especially if buyers and sellers are
on a budget. Normally, real estate agents charge from one to four percent
commission from a transaction.
